CapScout vs Privy for agents with investor clients: flip comps or rental underwriting (2026)
Privy (privy.pro), the real estate investing platform, is built around flip comps drawn from completed investor deals, which suits agents whose clients fix and flip. CapScout, an AI acquisition platform, is the closer fit for agents whose clients buy rentals: each home the agent picks gets an underwrite and an offer target, and on the Team plan the analysis goes to the client under the brokerage's name. As of October 2026, Privy's agent plan is $97 a month for one agent; CapScout's Team plan is $129 a month for three seats.
Privy (privy.pro) and CapScout both sell to real estate agents whose clients are investors, and both put new listings in front of those clients.
What do Privy and CapScout each do?
Privy’s main tool is Comparative Search, its patented way of finding deals from what investors in a market have done. It maps where investors have been buying, and on completed flips it shows Before & After photos and numbers. Its LiveCMA runs the comps. Deal searches are organized by strategy: fix and flip, teardown, below market and long-term rental. Public-record data adds details such as absentee ownership. On the agent plan, an agent sees their own MLS’s data, including private remarks, and can set saved searches that email clients new listings meeting their criteria.
CapScout is an AI acquisition platform for investors and the firms that help them buy residential investment property on the open market. You search a market by the return a client needs: a minimum cap rate, a rent-to-price ratio or, for a flip, an ARV ratio. Every result carries a free ScoutScore band. The homes you pick get a ScoutSense underwrite and a negotiation target, and on the Team plan they go to the client under your brokerage’s name.

Where is Privy stronger than CapScout?
For clients who flip, Privy has the better evidence. Its Before & After records on completed flips show what an investor bought, what they did to it and what it sold for. CapScout has no investor-activity data to set against that. It estimates ARV from nearby comparable listings, both active and recently off the market, with price-per-square-foot outliers trimmed. That is a different and thinner kind of evidence for a flip.
An agent on Privy’s agent plan also sees fields that CapScout does not show: private remarks and agent contact details from their own MLS, which Privy updates every 15 minutes where it has a direct MLS feed. Privy’s public-record data reaches off-market owners, and CapScout works only with listings for sale.
Through Agent Match, Privy introduces investors to up to three Certified Privy Pro Agents, free to the investor. CapScout has no equivalent.
Where does CapScout differ from Privy?
For a rental, CapScout estimates rent from nearby comparable rentals and gives it as a range. It checks that range against HUD fair-market rents and Census medians, and the report’s confidence drops when they disagree. Cap rates are after vacancy, maintenance, management, property tax, insurance and HOA, at your brokerage’s defaults. Privy’s help center describes a rebuilt rental engine, in an article dated June 2026, with cap rate, cash-on-cash and yield filters and a low-to-high rent range.
CapScout prices the offer. The negotiation target and each adjustment behind it print on the client’s copy, and the offer letter fills in from the deal at that target. Privy’s site and help center describe no offer tool.
To send a client a property, Privy’s help center describes emailing it or saving a LiveCMA as a PDF from the browser’s print dialog. On CapScout’s Team plan the client gets the full analysis under your firm’s logo, colors and disclaimer, with the sections you chose, and a deal room that holds every report you have sent them. You see which ones they opened.
Each client’s record holds their buy box, the homes you sent, which ones they opened and their verdict on each: wants it, maybe or out, with a reason such as price, taxes or condition. You can run your book in CapScout or keep the CRM you have.
How do pricing, trials and cancellation compare?
Privy’s accounts are single-user. At its October 2026 list price, three agents on the agent plan pay $291 a month, or $234 a month billed annually. CapScout’s Team plan is $129 a month for those three seats. Those are list prices. CapScout’s seats draw on a shared pool of 6,000 credits a month, and each new home in your results and each full underwrite spends credits.
Privy’s help center says there is no free trial, and that a refund is available within 30 days of a first purchase but never on a renewal. Its pricing page advertises a 30-day money-back guarantee on investor plans. When a Privy plan ends, saved properties, lists and searches are lost.
CapScout starts free with 500 credits and no card. The Team trial runs 7 days with 2,000 credits; it takes a card but charges nothing until the trial ends.
What to check before you pick either
- What do your clients buy? Flippers get more from investor-activity data; rental buyers, from rent evidence and a priced offer.
- What will the client see? Open what you would send a client from each product and read it as they would.
- How many agents will use it? Price the seats for the team you will have in a year.
- What happens to your saved work if you stop? Read the cancellation terms before your client lists go in.

Frequently asked questions
Does Privy work for rental investors?
Yes. Privy searches long-term rentals as well as flips, teardowns and below-market deals, and its help center describes a rebuilt rental engine (June 2026) with cap rate, cash-on-cash and effective gross yield filters, a low-to-high rent range and multi-year returns. BRRRR filters and short-term rentals are listed as coming soon. CapScout covers long-term rentals and flips but not short-term rentals.
Is there a Privy alternative for agents whose clients buy rentals?
Yes. For agents whose investor clients buy long-term rentals, CapScout searches a market by minimum cap rate or rent-to-price ratio. Its rent estimates come from nearby comparable rentals, checked against HUD fair-market rents and Census medians, and each underwrite sets a negotiation target that the offer letter opens at. On CapScout's Team plan, $129 a month for three seats as of October 2026, the report reaches the client under the brokerage's logo. For clients who flip, Privy's Before & After records on completed investor deals are the stronger evidence.
Can a Privy agent send deals to clients?
Yes. On Privy's agent plan you can set saved searches that email clients new listings meeting their criteria, and email a property with your notes. Its help center explains saving a LiveCMA as a PDF from the browser's print dialog. On CapScout's Team plan a client receives a report link under the brokerage's logo, a deal room holding everything sent to them, and a PDF and offer letter under the same branding.
How much does Privy cost in 2026 for a team of agents?
Privy accounts are single-user, and its help center says team and enterprise pricing comes from its sales team. As of October 2026 the agent plan is $97 a month, or $78 a month billed annually, per agent with an active MLS ID. CapScout's Team plan is $129 a month for three seats and 6,000 pooled credits, with extra seats at $39 a month adding 2,000 credits each.
Does Privy have a free trial or refunds?
Privy's help center says it does not offer a free trial. Its pricing page advertises a 30-day money-back guarantee on investor plans, and its help center limits refunds to requests within 30 days of a first purchase, never a renewal. CapScout starts free with 500 credits and no card, and the Team plan has a 7-day trial with a card on file and 2,000 credits.
