About CapScout

capscout.ai · updated October 5, 2026

CapScout (capscout.ai) is an AI acquisition platform for investors and the firms that help them buy residential investment property on the open market: agents, brokerages and property managers with investor clients. You search a market by the return you need, such as a minimum cap rate or rent-to-price ratio, and only listings that clear it come back, with an AI underwriting of the homes you pick and a negotiation target worked out from each listing’s leverage. Firms send that analysis to clients under their own brand. It is free to start; the Team plan is $129 a month for three seats.

Who built CapScout?

CapScout is built by investors who buy, own and manage rental property themselves. It started as the tool we wanted for our own acquisitions: a search that returns only listings at or above our cap rate, with a written underwriting of each before we spend an afternoon on it.

So the search won't run without a return floor: a minimum cap rate or rent-to-price ratio, or for a flip a maximum price as a share of ARV. Each analysis gives a negotiation target and says where the evidence is thin.

What “clears” means

A 7% cap, after vacancy, maintenance, management, tax, insurance and HOA, is roughly rent at 1.0–1.1% of the price.

What does CapScout do for a property manager?

CapScout for property managers →

It finds each owner their next purchase on the open market, so the new door stays under your management. You save each owner's buy box and CapScout checks every active listing against it. Each match arrives with its ScoutScore band, and one tap runs the full underwriting: rent estimate, cash flow, cap rate, risks and a negotiation target.

Before it goes to the client, you pick which sections they see and add your own take above the analysis. It goes out as a branded report or a deal room on your firm's capscout.ai subdomain.

Where do the numbers come from?

Every analysis names its sources. It's an underwriting opinion meant to speed up your own due diligence. It isn't an appraisal or investment advice.

Sources

Values
Nearby comparable listings, active and recently off the market, with asking prices counted for less and outliers removed
Rents
Nearby comparable rentals with a range, checked against HUD fair-market and Census rent levels; an outlier is flagged and its confidence lowered
Flood
FEMA flood zones
Growth
FHFA home-price appreciation

What CapScout is not

It isn't a property management system, a brokerage, or a lender, and it doesn't make offers on anyone's behalf. It covers rentals and flips on listings currently for sale. Commercial real estate and short-term-rental revenue forecasting are outside its scope.

How much does CapScout cost?

Free to start. Individual use runs on credits, with one-time packs and monthly plans. The Team plan for firms is $129 a month for three seats, then $39 for each extra seat. See pricing for the details.
