Know what each investor client should buy next

Give every investor a buy box and CapScout watches on-market listings for homes that clear their return. Underwrite the ones you pick and CapScout works out what to offer. Send it under your brokerage’s name and see when they open it.

One buy box per client, checked daily or weekly

Each client’s record holds their buy box: markets, price band, strategy, financing and the return they need. Matches are filed under that client’s name.

A client can hold more than one box, say a cash-flow duplex search and a separate flip budget.

A full underwrite, with your logo on the cover

Reports, PDFs and offer letters go out in your colors, with your disclaimer, and CapScout’s name can come off entirely. Choose which sections each client sees and lead with your own note.

  • Your note Above the analysis, in your words. ScoutSense drafts it, with a line on why each home fits; you edit before it goes.
  • The offer The negotiation target and each adjustment behind it print on the client’s copy, and the offer letter goes out under your name.
  • The deal room One private link per client with every report you’ve sent. Their record shows which they opened, so the next call starts there.

Step by step: how to send a client a branded analysis.

Where the numbers in a client’s report come from

The Team plan runs the same underwriting an investor gets on their own account. Only the cover changes.

  • Rents come from nearby comparable rentals, with a range, checked against HUD fair-market and Census rent levels. An outlier is flagged and its confidence lowered.
  • Cap rates are after vacancy, maintenance, management, property tax, insurance and HOA, at your org’s defaults.
  • Confidence prints on your copy and your client’s, with its reasons, such as the comp count and how old the listing data is.

The client record behind every acquisition

Each buy box, the homes you sent, what they opened, the offer and the follow-up stay on the investor’s record. Contract dates and 1031 deadlines set their own follow-ups, and a closed home joins the client’s portfolio.

Run your book here (contacts, calls, email filed by BCC, follow-ups by stage) or keep the CRM you have: Zoho CRM both ways, anything else through Zapier, webhooks or CSV.

What the office shares

Leads
Point Zillow, Realtor.com and Homes.com at your lead address, or forward any lead email. A lead from a shared report goes to the agent who sent it, or round-robin if you set it.
The team view
Unreached leads, overdue follow-ups and touches per agent, plus close rate and where closed volume comes from.
Defaults and roles
Org defaults pre-fill every agent’s vacancy, management and financing, and the owner sets each member’s role.
Calls and email
Calls and texts go from your own phone and log in two taps, and BCC-ing one address files an email from Zoho Mail, Gmail or Outlook.

Questions from brokers

Does CapScout replace my CRM?

Only if you want it to. Either way, what you sent each client and what they opened stays on their record here. Teams on Zoho CRM sync both ways; any other CRM can forward leads in and take activity out through Zapier, webhooks or the API. A team without one can import its book and run it here.

What does my client receive?

A private link or a PDF with your logo on the cover. The comps, risk register and confidence caveats stay on their copy, so they see the evidence you saw.

Does ScoutSense in the CRM use credits?

No. ScoutSense briefs and drafts in the CRM are included in each seat.
