Best CRM for real estate agents who work with investors (2026)
Follow Up Boss handles lead routing and speed to lead, at $58 to $69 a user a month. Lofty and Real Geeks add an IDX site with listing alerts, and Wise Agent and Zoho CRM are the low-cost options. CapScout is an AI acquisition platform with a CRM built in; its Team plan, for agents with investor clients, has listing alerts on cap rate and other return criteria, an underwrite and offer target on the homes you pick, and tracked 1031 deadlines, from $129 a month for three seats.
What will it rent for? What’s the cap rate at asking? When does my identification window close? Investor clients ask all three before they ask about the kitchen, and most real estate CRMs were designed around the kitchen.
Prices come from each vendor’s own page where one exists.

What changes when the client is an investor?
The buy box is about returns. An investor’s brief reads “a duplex under $400k that clears a 7% cap”. Every alert system we could document filters on MLS fields: price, beds, square footage, location. None of the vendors in this list shows rent, cap rate or ARV as an alert criterion on its public pages as of October 2026, so the return math still happens after the alert, by hand.
Deadlines come from outside the deal. A 1031 exchange gives the client 45 days from their sale to identify replacements and 180 to close, sooner if their tax return falls due first. An inspection period and a financing contingency land in the middle of that. A general CRM can hold these as custom dates, and someone has to set every reminder.
An investor who buys one door usually wants the next, and a CRM that files them as closed stops looking just as the refinance window and the first lease end come round.
Follow Up Boss, for teams that live on lead volume
Follow Up Boss suits teams whose constraint is answering more leads faster than the team down the street. Every lead source lands in one place and routes fast. Smart Lists and automations run the follow-up, texting is on every plan, and the Grow plan carries 200-plus integrations.
Grow is $69 a user a month, $58 billed annually, with calling a $33 to $39 add-on. Pro is $499 a month for ten users. Listing alerts come from IDX partners or, for Zillow Pro members in supported markets, from Follow Up Boss’s own listing search, and they filter on the MLS fields above.
Lofty, Real Geeks and BoldTrail: the website and the CRM on one bill
Lofty bundles an IDX site, the CRM, flow-based Smart Plans and a set of AI assistants, with listing alerts driven by each lead’s search preferences and behavior. A basic dialer and texting come with every plan, and a power dialer and extra text packages are paid add-ons. It doesn’t publish prices; pricing is on request.
Real Geeks is the most transparent of the three: $399 a month plus a $500 setup fee, two users included, and $25 a user for users three to ten. Calling and texting are included. Saved searches can use a drawn boundary, which suits an investor who only buys inside one school zone.
BoldTrail, formerly kvCORE, filters alerts on MLS fields down to year built and keywords, and has a built-in power dialer. It publishes no pricing; pricing comes with a demo.
The bundle is worth it only when most of your leads come from search on your own site.
Wise Agent and Zoho CRM, when the budget is fixed
Wise Agent covers contacts, drip campaigns and transaction management for $49 a month, or $42 billed annually, with five team members included. Texting is a paid add-on.
Zoho CRM is general-purpose, with a free edition for up to three users and paid seats from $14 a user a month on Standard, billed annually. It knows nothing about real estate until you build the fields and modules, which is also why a team with an admin who likes configuring can make it fit almost anything. Both fit a team where someone will own the setup.
REsimpli: an investor CRM for the seller side
REsimpli focuses on wholesalers and flippers generating their own seller leads: driving for dollars, list stacking, skip tracing, a triple-line dialer. Solo is $249 a month and Team $699 for five users, both billed annually.
An agent whose clients buy listed property is on the buying side of the market, where none of that applies.
CapScout, when clients buy on returns
CapScout sets a client’s buy box on return criteria: minimum cap rate, rent-to-price, ARV ratio for a flip. New listings that clear it land on the agent’s list to review and send. The client gets a branded underwrite with an offer target in a deal room, and you see which reports they opened. It’s an AI acquisition platform first; the CRM is the client record underneath it.
The client record holds strategy, financing and markets. Contract dates and both 1031 deadlines each set a follow-up, and a closed deal becomes an owned door with refinance, anniversary and lease-end reminders. ScoutSense writes call briefs and drafts, included in the seat.
CapScout works alongside a lead CRM rather than replacing one: there’s no IDX website, dialer or drip campaign to set up, and calls and texts go from your phone and log in two taps. A team already running its book in Zoho CRM can keep it; CapScout brings the Zoho contacts in and writes their CapScout activity back to Zoho as notes. Other tools connect through Zapier, webhooks and an API.
One CRM or two?
Plenty of investor-agent teams run a lead CRM and an investment tool side by side. It works. For a team whose investment tool is Privy, CapScout vs Privy sets Privy’s flip comps against CapScout’s rental underwriting, with what each costs for three agents.
Count where your team’s hours go. A week spent chasing new leads is what a lead CRM is priced for. A week spent answering “does this one pencil?” for clients who already trust you is a different job. Whatever you buy is paid for every agent you hire, including the new one who hasn’t closed anything yet.
Prices and features checked on each vendor’s own site on October 20, 2026. Lofty and BoldTrail don’t publish pricing. Features change often; check current terms before you buy.
Frequently asked questions
Can Follow Up Boss handle investor clients?
For the relationship, yes: contacts, custom fields, Smart Lists, texting and automations on every plan. What it doesn't hold is the investment side. Listing alerts come from a connected IDX site or, for Zillow Pro members in supported markets, from Follow Up Boss's own listing search; the documented filters are listing fields such as location, price, beds and baths, not rent or cap rate.
Can a CRM track a 1031 exchange?
Any CRM with custom date fields can store the two deadlines: 45 days to identify replacement property, and 180 days to close or the due date of that year's tax return if it comes first, both counted from the sale of the relinquished property. This is general information, not tax advice; confirm the rules with a qualified intermediary and a tax adviser.
Is REsimpli a CRM for agents?
Not for agents serving buyers. REsimpli is for wholesalers and flippers generating their own seller leads, with list stacking, skip tracing and a dialer. An agent whose investors buy on the market is working the other side of that trade.
Do I need an IDX website to work with investors?
Only if your leads come from search on your own site. Most investor clients arrive by referral or from a deal you sent them, and what keeps them is whether the numbers you send hold up.
Underwrite, send and follow up under your own name. CapScout for teams puts branded analysis, a deal room per client and a CRM for investor clients on one seat.
